Treat housing figures as a limited asking sample
The 9 August rent cut covered advertised furnished residential homes presented for approximately 12 months, with nightly, weekly and obvious hotel offers excluded. The work did not retain a Kamala row count, reproducible duplicate log or reliable village-versus-hillside split, and the two portals may repeat properties.
Within that limited cut, the one-bedroom asking band is THB 20,000–38,000 per month, the two-bedroom band THB 38,000–70,000 and the three-bedroom band THB 60,000–140,000. These values cannot establish current availability or achieved rent and must retain the date, sample limits and low-confidence label.
The shared row records a limited condominium asking-price band of THB 90,000–170,000 per square metre. It excludes villa totals, houses and land, and no achieved-transfer series, development-quality adjustment or duplicate audit supports it. It is neither market value nor evidence of a trend or likely negotiated result.
A bedroom count does not make a village apartment, beach-side condominium and hillside villa comparable.
